Fire sprinkler system installation cost

Im changing a 2 unit into a 4 unit and im considering adding a sprinkler system.  Does anyone know when you are required to add a sprinkler system and what should i expect to pay?

    We had to add a Fire Sprinkler System (FSS) throughout our 6 flex after the Bldg. Inspector decided to apply IRC-2018. That was after a large 23 unit apt complex in the town burned down due to careless smoking so they decided to inspect & hit all the multi's. I took courses in the design & installation of FSS & was allowed to do it all myself. BUT I had to get a Commercial Architect involved to ensure & sign-off that it met all IRC-2018 requirements (that required 20+ detailed 1-2 hour meetings about the design & engineering). I then got the Fire Chief involved to assess the install etc., as ours is also required to be monitored (by 1st Responders) 24/7. For that I went through ADT/Priority1 about $85/month. Their base install ran $375 as I was allowed to wire all the EXIT signs, emergency lighting & hard wired smoke/CO detectors.

    Materials ran about $4,500 as I was able to use 3/4 Pex, but it took 18 long months of meticulous nook & cranny routing, sprinkler head installations & code inspections. The bldg Inspector would literally call once a week & drop by unexpectedly. I have an investor friend in another town that HAD to use licensed installers & he paid the contractor $20k+ for a FSS in his 3-plex.

    Some towns/cities around here only require the occupied 3rd floor to have a FSS which doesn't make any logical sense. When I was told ours HAD to be done throughout the entire building I was frustrated & 'pi$$ed' but now appreciate the inherent safety of it & if there ever was a fire (our bldg is 70 yrs old) it would certainly deter a complete loss. Our incoming tenants do notice it & appreciate it. 

    Good luck as I can see it becoming a code enforced requirement in the next few years.
