I wish you would have told us the year, it makes a huge difference.Anyway, everything you mention, plus 1) get a camera run on the sewer line, 2) make sure the Elec panel is newer and sized correctly (a lot of HIs will just say if it's functional or not) 3) Foundation ( is it slab or raised?)

@Benjamin Bieber   I have heard of the company you mention but know nothing specific about them at all, but anytime you buy a property you should do your OWN due diligence.

Hi @Gil Canfu definitely there are many places in DFW where you can invest in a good rental property.I am not sure where you are at, but if self managed you should start in cities with good proximity to where you live.All the corridor between Princeton to Saginaw has good deals but there are many others things to consider as I mentioned previously.

Not to mention the economic development steps the town is taking in ensuring the growth of town (roads, schools, zoning) stays on par with the future expected population growth and new jobs that are going to be a result of the new factories opening.  

Hopefully your lawyer also mentioned insurance- title and hazard.A quitclaim deed transfer can hurt your title chain and title insurance. 

What did the OP mention that would deemed as fraud?

Did I mention they also factor ongoing rent increases of 6% for the next 5 years and 7% appreciation for the next 5 years.

their website says they do equipment financing no mention of real estate financing. ???
