@Roshan K.Ya I know it looks sketchy and defeats the purpose of the LLC but I figure if I kept the funds seperate and can prove that they were used for business purposes only it wouldn't be so bad as a temporary fix.

 @Jessica Frisk I would not be keen on the 15-yr fixed rate mortgage if that makes you cash flow negative.

Would anyone have a good fix and flip spreadsheet they could point me to?

I had an electrician go out today to inspect and give me a quote to fix and should receive the report tomorrow.
