Never ever assume anything when dealing with government, the process from beginning to end could take months but may take years to accomplish, at this point you do not sound like you have completed enough due diligence to proceed.Night mares grow from poorly planed dreams.

Your NYC market is a double edge sword for the educated buyer that does there due diligence it can be the best market in North America and your timing could not be better near the end of a bust cycle. night mare tenants come and go but wait and see what happens to rents after QE-3 hammers the dollar and the fiscal cliff becomes reality as the government inflates its way to paying for baby boomer ss and medical costs.

@Ivan Mares,We fund most of our renovations through credit cards, and then quickly refinance them with an equity loan... my credit went from an 806, to I have seen it go as low as 574, (all b/c funding renovations)... the secret to doing it is make sure you have a few dummy credit cards you never touch, so that way your credit limit ratio is low.

If i can add something here,In my current situation i have a small dog and am purchasing a home but need somewhere temporarily to stay. finding an apartment is kind of a night mare because most places require 6-12 month leases.
