Seems like there are a lot of individuals in this boat  -  especially in my sons line of work  - which is lighting and tech for special events and music tours.

I’ve had to widen my search radius to smaller suburbs or target properties needing light cosmetic work to make the numbers work.Value-add opportunities: Adding amenities tenants love, like finished basements or upgraded kitchens, seems to justify rent premiums in this market.Navigating the competition:Be creative with financing: Seller financing or partnering with other investors has been helpful to secure deals when conventional offers didn’t cut it.Work with local agents and wholesalers: They often have their finger on the pulse of off-market opportunities, which is critical in a hot market.For those new to suburban Chicago investing, I’d say the key is finding the “sweet spot” neighborhoods—ones on the rise but not yet maxed out in price.

I definitely understand everyone else's practical advice regarding "lifestyle investments" but also think there is something to be said about following what lights a fire for you! 

Sadly the underwriting seems to have been an oversight in the areas you had mentioned, of course sponsors will always cast the brightest light on every situation but we and they must remember we aren't paying for their education but expect the experts to lead the investors thru experience and wisdom.

I unfortunately had gotten in a deal with the owners of the program, a few things later things started to come to light because of another situation.

They don't need this to "push this industry in a positive light" All the MI experience has done is cast a bad light on the industry.

You are better off finding a solid property that needs light cosmetic work (paint, floors, or maybe even a kitchen or bathroom remodel), buy it at a decent discount and put 25% down or more (this is when you get best rate terms). 

CAn some one shed me some lights on how foreigner can invest in Duabi, which firms that I can go through, who are reliable and keep my investment safe and able to get some decent returns, and what are the tax consequences for earning potential from outside the country?

Install cameras and exterior lighting on timers, place no trespassing signs, and place items that indicate occupancy - like a BIG dog bowl near the front door, shoes, etc. 

And my new MTR tenant demanded the beds get maid and there was no hangers in the closest.. my last tenants must have stolen them.. then they wanted stuff moved from the garage which I told them thats enough I will give you your deposit back and you can go find another fully furnished home in Vegas I am not doing anything else.. they backed down but I know they are going to be whinny this after the last 6 or 7 tenants never heard a peep.. properties needed just light cleaning at turnover  etc.. so some good with some bad it happens.
