I waited years because I was scared I passed up a lot of houses in 2018 because I was nervous now I look back and realized how foolish I was .

While the market has been up for quite some time now, I was just waiting for the next news story that made everyone freak out.I've actually been working with CamaPlan on this project and the experience has been great!

You will likely save 6 digits on the gains as well as 4 digits (maybe 5) on property taxes annually by waiting until death to sell the property.  

To wait 3 months before acting is crazy!

We've had tenants complain once or twice that something is not done fast enough but if it's not an urgent need, we just tell them to wait (Ex - an outlet not working).

If you're not set on a specific market, it's worth waiting until you choose, as forming the LLC in your target state can simplify compliance, property registration, and taxes. 

The concept isn't that complicated and the first one lays it out pretty well. 

I've inherited non-paying tenants before and assistance has paid their back rent almost every time, but it takes a long time and you will need patience and cash to wait them out.

At some point in the next few years you might consider a cash out refinance to pull some of the equity out, but obviously wait until rates are a little lower.
