I think it is different if you live there, speak the language, know the market.  

Studies show good staging does have an impact on your sale.

I have seen studies that show that when the utilities are paid by the tenants themselves directly, that the costs are reduced by 20%. 

Detroit espeically.. and in Texas to non english speakers I read years ago that the state of TX did a study of LO deals, largely done in the Rio Grande Valley, and they found that not a single person ended up owning the property they got.the LO for.

A recent study showed that 80 people are moving to this city every single week, which will continue to increase housing demand. 

You will have a leg up on the language, transactions, inspections etc.  

Not to mention they wrote of over $300k worth of taxes for me utilizing a cost segregation study. 

If you study on your own, you will have gaps, but you may end up with $25,000=$50,000 in real estate.
