They only add cost.I could go on about the cigarette butts in the parking lot, the burns in the counter tops, sink tops, window sills, flooring, the tar on the walls, in the filters, on the ceilings, light fixtures, outlets or switches or the irritation to the non-smokers in your building, but that wouldn't be news to anyone.

My agreement with my PM is silent on the topic of late fees, covered by this generic clause: b.Operate the property according to good business practices pursuant to a general overall plan as established from time to time by Manager and OwnerI normally e-mail my PM asking what their policy is and go from there.I've had to focus on the really big things and let the minor irritations slide.

Some people do not insert that metal flap in the fan housing because it irritates people to hear that slap of the metal flap closing when the fan is turned off.)3.

Also I don't want him fixated on rentals I want him to keep bringing me the smoking deals he brings me every 30 days or so... that's were we make big money and this is just an irritant.. but for a new landlord with maybe thin resources or reserves this could cost them in our market 3 to 5k in missed rent and legal fee's.. so its one to look out for...
