By sb1482 there cannot be a substantial change in lease terms but requiring notice to introduce animals, requiring keeping public/common areas free of junk, requiring her animal to be leashed in public/common areas, to require instant pet pick up in public/common areas are all reasonable terms, require the animal to not be a nuisance to other tenants (jumping on definitely is a nuisance, but I usually mean this to mean the dog cannot have excessive barking) and would be difficult for tenant to state are substantial change of terms as all those are reasonable requirements.

@Eli Kantor You can’t bring in another agent if he has an exclusive agency listing agreement and an exclusive buyer agency with her and on top of that he was the one to introduce the property to her.

Again, this goes with my theme that in MFM, you are usually surrounded by other neophytes.Okay, even though I have so many disappointments, I did post in the FB group and start a conversation with someone, and THEY introduced me to an operator, and I have been doing capital raising for them, which led to a referral to another operator that I'm raising for.

I was just thinking, as a realtor, I will sometimes just drive through neighborhoods that I like and sometimes, I will see a Pods container or a moving truck, or people working - If I see that, I will normally go knock on the door and introduce myself to see if they are making a move or not.

Realtors do this every day.. this is not an uncommon experience.. just ask one who has dealt with a listing that is going through a divorce.. the really hairy ones for me is when I bought at court house steps  and then go to the door to introduce myself as the new owner..
