If scaling quickly is your goal, DSCR loans are a great tool for the refi portion since there’s no 12 month seasoning requirement like conventional loans, and DTI isn’t a factor. 

Ive known Dave for years now, and the one word Id use to describe him is Integrity.

A lot of factors go into this. 

Will depend on several factors like the type of property, type of tenants, your risk tolerance, other assets you own, your estate planning, laws where the property is located, etc.

But if you're willing to take a tiny leap of faith, I think the returns are solid, the diligence and the integrity are there, and the states/markets/submarkets and the asset class are thumbs-up.

I’ve been in a similar position where I wanted to scale but equity was a limiting factor.

There are very few fully integrated turnkey operators in the business today.  

(Granted, I am not factoring in various fees that may be saved by financing at acquisition).

That depends on a lot of personal factors such as your finances.
