No room for lazy thinking.The funny thing is, I came to real estate seeking opportunity in "alternative investments", figuring I was thinking outside the box (and the equity cycle) - and I've ended up thinking in inflexible terms about the primacy of cashflow off a 4-plex with a conforming 30-year mortgage (I do think a short-term or ARM is imprudent, given the macroeconomics of the interest rate situation).I don't think being data-driven means I need to be close-minded.

The Right is completely ideological and inflexible, and they're willing to screw this country over in order get their way -- they've proven over the past 3 years that they care more about themselves and their big business cronies than they do about the American people.Obama, on the other hand, is more flexible and pragmatic, but doesn't have the political prowess to actually accomplish anything in the face of the brick wall the Republicans have set up in Congress.

You can set up an LLC on your own, but usually these are very inflexible and can hurt future growth.As far as tax issues go, basically the LLC is a non recognized entity for federal tax purposes.

Some banks are slow to respond and most are fairly inflexible, but if you write clean offers that don't need closing costs and don't want exceptions then you will rarely have a problem.The biggest problem I see with REOs is that that are too easy.
