Hi BiggerPockets community,I’m currently evaluating switching to Allstate for coverage on my 7-unit multifamily property built in 1974, as my current carrier increased my premium by about 86% despite no claims.

In the next 4 years my income will drastically increase, but I don’t want to wait 4 years to buy another property that will be an investment.

Cash flow decreasing on Class A because I don't do large rent increases on my great tenant (maybe slightly under market rent) and large property tax increases. 

@Fulati PaerhatiRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Property Class will typically dictate the Class of tenant you get, which greatly IMPACTS rental income stability and property maintenance/damage by tenants.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a property in Class D area to Class A standards, what quality of tenant will you get?

The standard rule is $250k per person who legally owns/occupies for the 2/5 year requirement. 

However, investing locally has become increasingly unfeasible and unrealistic due to the high costs.

The country's continuous population growth, coupled with its high demand for urban housing, positions its real estate market for steady, long-term price increases.Over the past decade, cities like Berlin and Munich have seen remarkable growth in property values, with an increasing number of investors betting on the continued upward trend.

Do not continue on your own.For your next tenant, be sure you have strict screening requirements and do not waiver from those standards.
