Not that I don’t enjoy dealing with tenants, maintenance, lawn care, Home Depot and Lowe’s trips and tenant change overs (I recently put new carpets, kitchen floor, appliances, vanity and mirror in the bathroom and fresh paint in my upstairs unit).

I will challenge you to find a single reputable source that does not show San Diego to have achieved outstanding long term return.- I posted a recent rehab that I added half a bathroom out of existing space and the comps showed that half bathroom added $50k of value.  

Go add a bathroom to a C/D property vs a A-/B+ property, you'll pay the same amount but get a way better return.

I actually have three couples sharing rooms that have their own private bathrooms.

You are better off finding a solid property that needs light cosmetic work (paint, floors, or maybe even a kitchen or bathroom remodel), buy it at a decent discount and put 25% down or more (this is when you get best rate terms). 

That way you can add bedrooms, bathrooms, etc. and that adds real value.

It’s a fully renovated, modern-styled, 2-story townhouse with 3 bedrooms, 2 bathrooms, and a basement in Baltimore County, where I live.

Everything was smooth until it wasn’t. 6 months into it the tenant called and the toilet had failed in an upstairs bathroom.
