Not that prices will likely decline anytime soon - but it's much harder today to find value like a few years ago.  

The secret to dominating the world of off-market acquisitions isn’t about delivering a slick pitch or being pushy—it’s about becoming the trusted, go-to problem solver that sellers want to work with.

But perhaps you would be better served helping a local experienced investor find deals and ask them to show you exactly how they analyze deals, what's good vs bad, how do they finance (debt vs equity) etc etc and understand their business model that has a proven track record by providing value to them.

But the real key is to find motivated sellers.

Don't be so quick to indebt your paid off townhome until your learn creative financing and review all your options.

Just wondering can you ever catch a great deal on the market  and if so what’s stopping you from taking advantage?

How many neutral letters are you sending?

For almost $100k a lot you want a pretty high NOI to make sense of it, like over $300k IMO
