What I am looking to do is refinance, or pull out equity so I can get back on track with my lender and continue searching for a buyer. 

Hey @Jonathan Sanchez, a lot will depend on your area.If you are buying in a saturated area with lots of competition, then using an aggregator like Pricelabs to help make your pricing accurate is handy.If you are in an area that has less, then simply looking at nearby properties that are similar to yours on VRBO and AirBNB.

You can't pull money out if there is no equity.

I would love to get a condo down in Miami to have a as a forever rental, but it's just so hard for me to pull the trigger.

If you can pull it out super nice, I think it is a huge amenity that other people can't copy.

I'm unsure if you would be able to combine both loans given that the HELOC is tied to a different property than the one you got traditional financing on.A work around is if you are able to purchase the new property with the HELOC at a significant enough discount, bring the property value up via renovations or additions, then refinance the property, pulling out enough money to repay the HELOC. 

Depends on which property you pull equity from.

I really would like an app or site that allows you to compile a list of properties with notes on the spot, and bonus points if it pulls up any info on the property as well. 

Interest rates don't help, but investors were also successful in the 80s and 90s with rates in this range.
