What harm or loss did you suffer?

I would not venture beyond your skill set and suggest you risk harming yourself, such as getting electrocuted, however, once you have completed your work, have it inspected with the local building inspector.

I also learned of landlords (at least in one case) that are getting HARMED by high volumes of text spams and calls from investors.  

Aggressiveness is the dog really barking and trying to get through the feds to harm someone on the other side.But  if no one is in the backyard and the dog is doing it perhaps maybe it's playful???

This level of detail will get the lender more comfortable that you are being transparent, the property you own is performning and there isn't an event looming which could harm your personal financial status or create a stress.

Immediate body harm, life injury, and or property damage was a high risk.

You may be doing more harm than good focusing on short term monetary gains at the expense of how many in the industry will perceive you moving forward.

I have been able to assist them with local builder contacts, local property management, and also helped with securing wildlife permits if applicable.
