WPC work OK on level subfloors but there are issues with the denting and it being able to withstand intense heat like in ultra hot climates.Rigidcore gives you the rigidity of the WPC with a little flexiblity, AGAIN stay with a 4mm product with a minimum 12 mil wearlayer(20+ mil is better abd commercially rated) but should have either an AO or Ceramic Bead scratch resistant finish.

The whole process would be setting up the title company/closing date, using PA's standard AOS via DocuSign, and retaining the deposit through the title company's escrow.

It's a win-win for you.All of this is somewhat complicated bankruptcy stuff though, so get a good attorney. thanks Justini will get an attorney to talk to then.but as our contractual relationship with the seller is just the agreement of sale(AOS) so far, if we want to push forward, can we file a case in our district court and force the sale to happen then force the seller to bankruptcy and state get the remainder, net of sale amount - bank debt.?

As far as "protecting the buyer" I'm not sure what you mean unless you assigning your buyer back to the seller (we call that an AO if you haven't had a chance yet to read my Amazon Best Seller - Real Estate on your terms).
