I do have some large projects in the pipeline which could increase that number by another 100K or so but its safe to say low 300's and I will have a tax bill of about 50K this year so ultimately it is very safe to say I am liquid for 250K right now that I'm ready to invest.Due to my job I have access to subcontractors of all trades... roofing, tile, granite, flooring, paint etc at pretty much cost (day rates of the actual laborers).

Got it for a good price pre-construction and was essentially a new build, new roof, central A/C, W/D in unit, dishwasher, bamboo floors, new kitchen with granite, 16 ft ceilings, small loft area, skylights (yes, it is the 4th floor in a walk up).

All 3 units are 2/1 designs with new stainless appliances, granite counters, wood grain tile floors, nice lighting, and all have nice private outdoor yards, and plenty of parking.

Don't put in granite and stainless steel during the redemption period.#3 you might want to read the property code regarding redemption rights...as it is outlined there and not difficult to read.

How many square feet, how many bedrooms/bathrooms and what type of cosmetics will be entailed in the home (ex - laminate floors/granite, brick face, garage etc...)Please respond if you either do the work or have a reference.

I was blown away by how nice it was, granite, crown mldg, coffered ceilings, nice doors etc, plus it did not look like a manu home and had a 5/12 pitch roof!
