Brandon Turner I am sure you are already the MASTER OF THE DEAL. . . and this is a good discussion, and here is my 0.02 from a noob RE investor& dealmaster:We all negotiate to get through our daily interactions, be it bosses, spouses, friends. . . . . . and even though I wear my heart on my sleeve.

I ran 3" PVC sleeves and then ran a continuous 1" poly through the sleeve to each unit and hooked in at main water valves.

One down tree and I’m out 2 months of rent if it’s a tenant can’t can’t roll up their sleeves and chops some firewood for themselves.  

With great strength comes great responsibility...Can't wait to roll up my sleeves on this badboy.

Roll up your sleeves, build a process that is repeatable, and then teach someone else to do it for you.

The cut will use a rubber transition sleeve. 

I would rather roll up my sleeves and dig into a nasty rehab property, than spend 3 more months trying to find a deal that could make me the same money, without getting my hands dirty.

Jeans/short sleeve polo should be just fine. 

Obviously, any deal I'm involved with will be subject to my own due diligence and research, I'm not scared of spreadsheets or rolling up my sleeves to do some analysis.
