Y bueno esa estrategia nos ha funcionado muy bien por el momento.Ahora mismo las casas están muy sobrevaloradas los precios están muy elevados.

For all utilities even if they pay them it's still your property and  you have a right as owner to be advised if the utilities are interrupted.So basically they got no heat,, probably no gas for stove,, and probably no gas to the hot water heater.Shut offs are a hazard and I give 24 hours to get bill paid or ELSE.. notice for eviction...

If your electrical panel is set for correct service for a electric stove.. or if you have gas line to stove also.the solid surface electric stoves are nice.. and would probably be my choice, but I can't use were set for gas, to expensive to change service.. both types have the oven clean feature so not much difference there. 

Give your tenants a training the day they move in on where to turn off the water main supply and the gas to the house.
