Once the tenant moves out you are allowed to charge any amount you like.

With an invoice showing "no charge" for fixing the cupboard, this hopefully can't happen again if a contractor changes did mind or has some type of mental lapse.  

If the landlord or their employee did the work themselves, they must include a description of the work, how long it took, and the hourly rate they charged.

To clarify, in MN a person must be a licensed to perform at-charge Property Management services, for others, on a standard commerce basis. 

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

I don't require it through Airbnb, but I do through Vrbo, because they are notorious for not backing you up when a guest does a charge back on their credit card. 

PM companies charge a lot and if you don't have multiple rentals why pay them? 

Some trash companies have a service for an extra charge where they will wheel it out to the curb, because handicapped and the elderly often can’t do it.
