Hey all, I currently have a new home being built that I would like to keep in my personal portfolio.

I have built enough capital to feel comfortable investing heavily and am interested in either a flip, small multi family, or commercial.

@Monty Alston It has some impact but no lenders will give you credit for having experience building a home unless you have built or renovated a home in the last 3-5 years.

I net about 3.5-5k a month(depending on airbnb) after all expenses including my primary residence and utilities there.I have built up a good amount of equity in the houses due to the renos I've done mostly myself and also from buying low during covid.

I am also more than happy to share any of the content/processes we have built. 

I own a duplex that was built in 1989 and has had 2 stable long term tenants with no interest in selling.

@Polat CaglayanI've never seen a formula but here is a general rule of thumb for multifamily:The class of an apartment refers to the quality of the building, which can be determined by a number of factors, including age, location, and condition: Class A: These are the highest quality apartments, typically built within the last 15 years.

basically if anyone has any tips when it comes to researching plots of land in order to make the right purchase i would greatly appreciate it get with a realtor. we underwrite land at no more than 10% of after built value. in our market we build under the average new build value which is about 515k. we like to be around 420-450k and smaller footprint about 1500 sq ft with attached garages. we build close to urban core where everyone wants to live and net migrations match up. but suburban is fine. if you give more context I can help but in most markets land is a buyers market. most people aren't looking at it or buying it.
