After it's installed, I flush them once a year, replace the heating elements and anode rod every 5 years.

Make sure to flush the water heater before someone drinks from it.

Is it worth missing out on this deal for $x/month... or ask yourself, "Is this a good time to sit on the sidelines and build my war-chest for when interest rates hike up another point and start flushing out all those folk who overpaid for their properties?"

The HVAC systems are all high-efficiency  and need proper maintenance once a year for flushing of the systems.

They agreed and then went on to tell us that the dishwasher was not working correctly and needed to be replaced and that the downstairs bathroom toilet had flushing issues as well. 

It's probably a toilet that is constantly flushing and/or running.

Plumber came out and said that the toilet mechanics needed to be replaced to stop the toilet from running when flushed. 

We are interested in Flushing area for now, but we can go other areas for investment potentials.
