If you are using click lock LVP you won't need to pull your existing cabinets because cabinets do not sit on floating floors.

As you know labor is the biggest expense and sometimes the owner can float out a lot of the expense on time for the products.A good example of this is a 4 plex that needs complete rehab minus major electrical or plumbing and the bid from the contractor may be $44,000 in labor ( $11,000 per unit ) The contractor may suggest I will take half of the first two years of rent or the equal of same.

I am aware of DSCR loans (among other types of unconventional loans), But at the same time, I do have an amount of capital such that I can float the first 3 to 4 deals that my partner and i get into.

This could be useful information if you need to push back on this and you might want to consider floating some questions back to the landlord about the depreciated worth of the door and hint that you are not expecting to pay for a whole new door.
