So you only spend what is absolutely necessary and the rest waits until you start closing on some deals.So with that in mind, here are some of the “needed” items:- Licensing Course- Licensing Exam w State- Fingerprinting and background check- Once licensed, you will have to join the National/State/County realtor association to gain access to the MLS and other tools to help you get started. - In most states you will be required to do post-licensing training and testing.

The ~$3,000 includes the pre-licensing course, test fees, new licensee fees, office fees, finger printing fees, realtor dues, MLS dues, business cards, website domain name, open house signs, monthly desk fees, SUPRA key access and just a little bit of paid marketing.

Between having to take 3 classes spread out over 56 days (at a minimum) and the 2 month wait for your application to be processed (at least 1 month for CalBRE to even open the envelope), plus time for fingerprints to be approved and a test drive to arrive, it's a minimum of 4-5 months before you'll be licensed.The good news is that once you take your test, you know if you passed at the end and can start that same day.
