Expectations absolutely vary.

I certainly know that future years the expenses won't remain that low, but wouldn't that be a reality on a property that has a lot of recent improvements?  

Rates and expectations vary depending on the relationship and the investor's comfort with risk.

Overpromising and under-delivering in terms of expectations at times.

As a matter of fact, you might be losing future depreciation by accelerating it now. 

I understand that it's unrealistic to expect anyone to treat your property with the same level of care you would, but the company we hired has been a NIGHTMARE.

Every time I change cleaners, I spend at least 3-5 hours retraining on my processes and expectations and even then things are missed.

However, for future purchases as investments or otherwise, as a Realtor, I never take a commission on my purchases.For one, I don't want to pay taxes on it or split it with my brokerage.
