Hello, it is a owner passed and child wants out because they are absentee, no section 8 and the tenants have lived there already for long time 13, 6, and 4 years with no desire to leave as long as I can keep the rent same or close to same and they are willing to sign 3 year leases.I have looked at single family houses and have not found a deal that compares.

Once the year passes you can move out, rent and repeat or try something else.

I think I'm in a pretty unique situation and am trying to figure out the right hoops to jump through to move forward.Long story short, I'm trying to tap into the equity of the rental property passed down from my grandparents that is held in an S-corp which is co-owned by myself, my siblings, our cousins, and an idiot uncle.

It will almost ALWAYS be below asking price, so you will have to make 10s, if not 100s, of offers to find a motivated seller.Then the property will have to pass inspection, appraisal, etc.

It has alot of opportunities due to the area and don't really want to pass up on it.

There’s more renters than landlords so it’s easy to pass these things.

Combined that can cost $50k+ which they may not want to pay nor their is the possibility they would not they pass the DD report.Nothing wrong with raising money in this fashion (FB or online ads), many do it and are great sponsors. 

One of the other factors that kept me from pulling the trigger is that the city has never passed any real STR regulation.
