It's a necessary tool to move your business and investment into the future in a healthy way and should be embraced when needed.

However, if your looking for short term flip or even long term capital appreciation maybe not so much.I am a cash flow guy, but you will need to embrace property management and taking on Section 8 has other challenges as well.  

Embrace it. 

Make sure you are with the right broker who your embraces your ability to invest in properties and doesn't limit it.

I'm not an economist or anything but there are a lot of businesses that are embracing remote work in efforts to save money on office space and utilities, not to mention offshoring.

There are those that embrace the fog of war and chaos associated with it and learn to operate despite it and then there are those that try to eliminate it or pretend it doesn't exist.

Embrace that fact or get out.Prepare for eviction, take the loss and decide if you should sell or hire a PM to manage your property as a business.
