I'm going to the US embassy in San Jose, Costa Rica to close on a refi of a rental I own. 

Our other one at Embassy, which is on my page, performs the same and has done well over the last couple of years.

You’ll need to execute loan docs at the US embassy or assign a POA stateside.

If not they need POA to someone in US who can sign, or determine how to sign at the embassy in Singapore with US notary. 

However, the lenders I've spoken with don't do e-notaries which means I have to travel to the nearest embassy/consulate to get the documents signed.

If you are financing, you can sign the closing documents at a US Embassy or a US Consulate.What is critical for international buyers is to have a local investment team that provides a full service.

Needless to say the vacation turned into a nightmare as we spent the rest of the time getting through the embassy process and back to US soil.
