Ok guys I need some insight before I go insane ..On my personal  residence I recently did a construction loan for a large addition and had a lot of work done .the contractor has been paid through the bank on five different draws according to what he’s done he’s a small outfit so we’ve been very lenient and the inspector from the bank seem to be as well because he ( contractor) would not always complete the work in the draw outline .

Its not a code violation, its just not an elegant solution to a small kitchen. 

This isn’t some  Craigslist flyby night outfit .its a million dollar company with a 5 man crew .

Solid color wall, add a print for some interest, monochromatic modern feel to your walls and floor, add some texture and color with a dramatic light feature for some added elegance.

If we can crunch some numbers and figure out if the amout we need from a cash out fits with the Rental value.

There are exceptions as some Turnkey outfits are not bad, but there is a difference for sure.I have two out of state "Turnkey-type" investments (one an individually owned property, same for the other except in a self-directed IRA).

It looks beautiful and is about $300 to outfit a kitchen.

The local banks are usually willing to do things the big national outfits are not - at least that has been my experience.Nabbing an apt building would be great, and if you could consolidate your capital in that purchase I think that is a good strategy. 

The expensive outfit is just a redecorator.
