You can change the exit cap rate in the basic assumptions tab cell H67 and see the effect on the IRR and EM in the Equity Waterfall (GP) tab cells V51 and V53.

And with the five investments we made in good parts of our town, that even if all our efforts in the business didn't pay off, in 20 years we'd still have a nest egg of equity we could fall back on.

Keep it up and you'll have a nice nest egg!
