Recently a friend recommended I looked into BiggerPockets as I was telling them about my "concept of a plan" and maybe he could also notice my hesitation.

We are eyeing the Treasure Island area due to their STR friendly regs. 

That may be a little too aggressive but I do enjoy landlord friendly states as opposed to the tenant friendly ones.

Not to mention the idea of my “business†relying on my friends and family also being suckered into signing up is just appalling.

I wouldn't say it's automated, but it's a user friendly CRM so far. 

I have had many conversations with her friends about the differences in our markets and  have recognized for a while now that there may be some mutually beneficial opportunities to work with Canadian investor specifically. 

There's actually a huge oversupply of properties in Tulum and none of my friends who own property there make anything close to that!

U need to flip the return  75% to the money and 25% to you if have any hope of finding someone to do this that is not friends and family.. 10 to 15% is way to little for the risk of being a gap funder.. if the project does not work gap funder is the one who loses money..
