I work in healthcare and rely HEAVILY on my electronic health record platform, so I think I'm assuming that it's more efficient to build from a platform rather than needing to transition later, but perhaps I'm just making it more complex than it needs to be at this stage.

The real estate market is not a very efficient market, it is heavily influenced by deeply human factors.

. :)  I think folks that followed that advice have lost significant amounts of capital.. of course not all .. but if your one of the beginners who drank that cool aid and got fubared can set you back years.

They are heavily regulated as well.

It is quite complex and heavily manual and opinionative (a lot of decision comes from intuition). 

I have heard over and over that that area is heavily saturated. 

I invest heavily here myself with reliable contractors.

It is a heavily visited area, but I believe it has become one of the more saturated markets this year.
