I might just take you up on your offer to of help in discerning if Las Vegas is really for me, all though I am pretty close to concluding that it is.  

I would be completely shocked if the Census web site did not have an FAQ about discerning scams from real inquiries.I'm not sure if this is a scam or not, but if it were me I would ignore this and all similar communication. 

What you need to discern or find out:  Is there room to add bedrooms, is the rent under market rate,  Can you finish off the basement to add a unit or more bedrooms?

Colleen:Despite our efforts to educate tenants at move-in, they do occasionally call one of our trades when something is not an emergency, but after they've paid the bill a couple of times, they learn to be more discerning.    

Having those traits you listed is hard to find and discern, but I know there are good partners out there.And Ryan, that's what I'm worried about.
