I had to buy it down to 1.25% for the buyer.. the insurance monthly was more than the mortgage payment LOL.. granted great deal.. but I did this in 09 and they were dysfunctional then.. and they are dysfunctional now.. and they did shame the banks into this just look at how they picketed the sub prime lenders mansions etc... call it what you want thats what they did..

I've done both, and they are reasonable with pricing on most things, although paying a handyman hourly to re-screen windows or secure fence pickets can get expensive, so we try to come in town once a year and take care of all the little things to avoid those costs.

I should also note that the pics of the back deck are not accurate - they are before we "fixed" the deck after the guy I hired to fix it, fixed it (there shouldn't be that much space between the pickets - kids could fall through).So the end result - I've put in about $110,000 (it's funny how you can find money when you need to - I none of these properties have loans against them), My credit score is down 100 points (some costs have gone on credit cards and I've used a lot of my savings up), and I've gained a bit of experience compared to what I've done in the past.Going forward - I have two tax liens that I'm waiting to hear from a lawyer by the end of the month to see if foreclosure is complete.
