Always be cautious of what you charge on things like paint, flooring etc.. most judges will use life expectancy and divide out a pro rated amount you could charge the tenant for excessive damage and not normal wear and tear

I hope you or someone is at least keeping an eye on your properties for break ins, squatters, roof leaks, temperature control, frozen pipes (if in cold climate), if you have a basement and sump pump goes out leading to water damage etc.I just talked to two investors in California that have let their properties sit vacant (no mortgages so paying property taxes and insurance).

Im more a hands on learning definitely and as far as living in a unit i couldn't yet because its out of the kids school district plus the limited space. but thats the goal, to buy a small air or inn to manage and run for work while still renting in our district and then looking to buy since we're renters again!
