I find a lot of books and articles give the perfect scenario or the absolute horrific situation to get eyeballs.You will not have to perform at a level 10 consistently (10 meaning demanding). 

I have pulled a permit for removing a fireplace, but probably would not have but I had a significant remodel going with permits and did not want hassle of him making an issue of removing the fireplace (the inspection for fireplace removal consisted of only verifying gas cap was in visible location, he did not even spray it).

It is zoned single family but since the previous owner is using it as a rooming house a few things look different that I am worried about the appraiser not passing:Outside doors for each room with locks.The only common area is the kitchen, no dining room, living room, etc.The rooms consist of 5 bedrooms, 1 kitchen, and 2 bathrooms.Each room has a bed and a small drawer which I am thinking of diassembling before the appraiser comes.Would I have a problem with this?

You want the “how” to be complete, reasonable, consistent, and flexible.

@Isaac Hanai make sure you FULLY understand the negatives of S8 programs, not just the mirage of consistent government rent payments.

The successful wholesalers are the ones that are direct with the seller and have done an analysis on the deal to show it can be a successful investment (always double check with your own)totally agree, I would add the don't act sketchy and present their available homes in a consistent/professional manner to buyers. 

A fair rate for solid management typically falls between 20-25%.Superhost or High Review Ratings Matter – Ask if the properties they manage consistently earn Superhost status or maintain high guest ratings.Communication & Accountability – A good property manager should be responsive and proactive.
