I suspect that is due the psychological aspect in the appearance of it being cheaper in rent, because it's all in the same  area/complex. 

In 2022, we also bought a gutted 56-unit apartment complex and fully renovated it in 14 months (over $2.25mm in construction)!

The more experienced investors with more capital are buying apartment complexes and doing syndications (one asked me if I wanted to participate...I passed) in San Antonio or doing commercial RE.
