@Ryan Rubel There are certainly quite a few restrictions in those two areas, in Carlsbad you have to be within the coastal Zone...I have a multifamily in Carlsbad Village a block outside of the coastal zone so I'm unable to operate it as an STR unfortunately.

If you get a proven operator that offers sightly less, it may still be a good idea to stick with someone who's been around the block for a while. 

Will put grey epoxy with "colored sprinkles" on the surface to help seal the concrete. 

Are they familiar with what they should do for colors, amenities, etc?

I set up my daily time blocks on GC and watch the ted line steal my day away for motivation.

I like to look at not only the subject property but also as many of the comps, the neighboring properties, the ones behind and in front and on the next block, etc. in order to really understand the exact micro-market as intimately as possible.

Go to the food pantry and pick up blocks of cheese.  

I like the idea of STR as it seems like it can generate significantly more income than LTR and would allow me to block out dates if I have friends or family come visit.
