BUT………when asked a DIRECT question, it behooves the person attempting to build trust to provide a truthful direct answer, not insult the person asking the question and not by saying I don’t have to answer that, and not by stating the same unclear statement that was the Catalyst for the question.

My suggestion is to find some real estate industry surveys (via CBRE or others) and look for the MF cap rates in various cities/states/regions.

I've had 14 SF rentals in 6 different states, using 6 different management companies. 

Cities and communities are also cracking down on people using homes for this.

Let's say the city cites them for violations and they rack up penalties and fines. 

Yes, unfortunately it is dead in a lot of states, but not Columbus Ohio!

I work extensively funding deals for flippers in KC  Toledo  Cleveland Baltimore city and a few other markets in mid west..

I'm not counting those since I don't manage them, but I typically avoid cities and states with laws antagonistic to landlords.

I’m a New York City native, but purchasing any type of real estate in this area is not realistic for me.
