In any case, if you offer with conventional financing on a property where the seller knows no lender will do a conventional loan, your offer is fodder for the recycle bin or circular file.

You'd think in the scheme of things this would be an easy thing to solve, but I've tried in vain to come up with a good key labeling system and I'm hoping someone has got a solution.I've tried frog tape on the key heads, which sticks great, but even with pigmented ink, the writing wears off after a while and becomes illegible.I've tried those circular stickers that people use for garage sales.

So, with Excel trying to give me "circular reference" warnings I have needed to do two separate calculations:1)  MAO - into which I manually insert my ATV: (ATV*.70)-Rehab2) I then take the my total investment + the ReFi costs to arrive at an actual ATV needed to cover it all since I want to come out break even or as close as possible.Is this solid math or am I off?

The Comps on 3 Family was lower than Comps for a 4 Family like my own building 2 doors down.The Seller didn't know it was a 4 Family because they also Bought it from a previous owner while it was in the 3 Family configuration because it was the previous owner than the current Seller that had already made the conversion.The Seller was represented by the biggest and most prestigious Brokerage Firm in the area and yet the Broker/Agent did not know.The Appraisal was conducted, but it appraised as a 3 Family as the Appraiser only saw 3 Kitchens.The appraiser gave the building the value of the asking price which was $1.2 Million.By the time I closed on the Contract, I immediately pulled out the circular staircase from the combined two floors and put in the kitchen that was missing since there were only 3 kitchens in the building prior to my purchase.

Hi Bruce if you look over 2 properties to the left of the map there is a building where the fenced off the whole back and then they have a circular driveway upfront.Why couldn't you do something like that??
