Years back in my early investments days I used to analyze rentals as "worst case scenario" - I have a cemetery full of good deals.Only after a while I started using the "realistic case scenario" and started using an excellent excel to reflect that mindset.

I am currently renting a unit that I love and is in an incredible location, floor to ceiling window views of Arlington National cemetery, 0.5 mile to metro station (two lines), two floors, 2 bdrms, 2.5 bths, parking, storage, access to monuments/parks...all the things that would make an excellent future rental but also is perfect for me now while I build my career in the city.

Having said that, in the Coventry Road, Superior Road, Mayfield Road triangle, because it has the cemetery on one side and the Forest Hill park on the other, it is somewhat isolated from East Cleveland and more influenced by Cleveland Heights.
