To put it another way, you can't technically rent the main unit or the main house to one party and rent the carriage house/basement apartment to another party.

One way to tell if a wall is load bearing is if it sits right on top of a basement support post or on top of the steel I-beam or wooded carriage beam that spans across the basement.

You could buy a place now as your primary residence, live in the suite whether that is a smaller basement suite, carriage house above the detached garage and rent out the main house.To replace your entire income, depending on how much that is, it will take a lot of rentals or more time.

I can afford to leave some money in the property, doubtful that my potential partner could in 5 months time but maybe in a year.The property:-It's currently an owner occupied legal duplex (2 bed up, 2 bed down) in a century home with enormous unused carriage house (garage)-House needs a lot of cosmetic help and updating but is structurally and mechanically sound.

I agree with Jody - first VA buy was a three, I lived in one, renovated the second floor of the carriage house so now it was a 4, and I lived there for 10 years while refinancing to get cash out and buy mo the 4’s.

And if you want a rental component, you can always house hack either by the room or -- if you want more privacy -- by finding a home with a basement apartment or a carriage house/mother-in-law suite out back.
