One of the 8 townhomes is already a STR, but they don't have the same problem that I do since they are on the opposite side. 

The insurance side of it is tricky too because you have to also lie on your insurance paperwork.

@Tom OchiengI would reach out to a real estate attorney for specific advice on this situation since you already have one tenant who is being difficult.On a side note, when I have inherited tenants, I have been most successful when I have provided longer non-renewal notices, like 60-90 days, and offered to assist with moving costs.

And onto the room rental side of things.

That does NOT mean you should trust them blindly!

WE use the doors that have the blinds built in for the man door on the garage so it can have some light or privacy and or if it goes to the backyard because there is no slider same thing and we put that door on whatever room is going to be the office.. that way they can close the blind in the glass for privacy while they work or leave it open  buyers dig that.

We have sold a few properties and experiencing this process from the seller's side double underlined that for me.
