Start by learning the basics, networking, and analyzing deals.

When your rental income is 1.5-2x the mortgage payment - as is typical for highly refined STR strategies - they're basically not concerned about the mortgage payment.

Once you’ve mastered the basics and feel confident, you’ll be better prepared to explore long-distance investments.

And all the deals I do the exit on a fully rehabbed home that I fund and pay for the rehab etc for my clients. is basically 250 and under .. there is not an issue with affordability in much of the US the issue is buyers preferences.

I had a few phone calls with Pricelabs, and their basic premise was pretty convincing:  "We are going to help you book your rental for as much as we can, as often as we can." 

@Lionel Quiambao I find that the most basic speed offering works fine in my units.

Your thesis is basically rent low and accept less desirable tenants so I don't think that is the best thesis to base an investment off.
