Conservative financing: Avoid over-leveraging yourself.

Depending on how close I was to having 20% equity in the property and being able to avoid PMI, I’d consider using some of my cash to pay down the mortgage when I refinanced.

To avoid pitfalls, research liens, check property conditions, and set a max bid before buying.

If you can afford a higher payment, a 15-year mortgage saves on interest over time.For the down payment, aim for at least 5%, but if you can put down 10-20%, you'll avoid PMI and could get a better rate.

You may also avoid the seasoning requirement on a rate and term refinance. 

That's a sizeable tax bill that can be avoided just by investing in a different type of account. 

However, it may be prudent to wait until you acquire property in that state to create the LLCs to avoid paying all the necessary filing fees when you have nothing going on yet.
