Any feel as to an up and coming location for vacation rentals? Looking to get a beach house, thinking Topsail over Wilmington, but looking for advice. Thanks!

I'd love to hear from PM's on their best practices or options and landlords as I want a great tenant but also want to manage my VR to keep it as low as possible (and yes I do budget for 5% VR annually).

Not a bad place to have a VR, I imagine.

I know one PM that recently told me one of his VR is empty because it lacks these amenities.

Keep in mind if it is in a gated community you may run into issue with trying to operate a VR, not just from HOA rules, but from unhappy neighbors, having people in an out of the gate, etc.

We are looking into buying a VR and will need to use a cleaning company to do change overs.

It's my honest opinion that "Bob" Kiyosaki is nothing but a clown in the financial porn circus. 

We will launch the VR forum as soon as we have somewhere in the ballpark of perhaps 50 high quality forum threads that our users have identified as appropriate to be moved to the Vacation Rental Forum!
