The subway ride from Borough Park or Flatbush in Brooklyn to Penn station NYC is over an hour. same trip takes under 40 min from Newark.

For our current flip in which we are in the painting phase, we chose a subway tile that was being discontinued and thus inexpensive, quite some time ago and are using that as our template to choose the paint.  

I found a good property in NYC, located in a somewhat rough neighborhood but close to 2 subway stops.

May I suggest that you drive by the areas and check your route(s) to the subways or buses; check on numerous weekdays, as commuter patterns are somewhat different.  

I have friends in the cabin rental business and it's the same thing.Either you run it yourself and make great margins or to go mainly passive you have to hire someone to do all these things with the properties constantly being rented out and most of the cash flow goes bye,bye with increased operational costs.I view these the same as buying any business where you look at the books and it has an owner operator component to it.Example a Subway sandwich place making 100k profit a year gross.

Subway tile can be a nice inexpensive backsplash.

I have talked with ladies at Subway and Target in S.

And with the Roddy Roundup one of the vendors supplies Subway sandwiches, chips and cookies...so if you register in advance, you are just paying for your dinner @ $5 - so it's a wash!
