I’ve noticed that in places like San Antonio or even Omaha, from what I read in Forbes, the best projects come from really tapping into that local network.What you did..approaching the owner, closing fast, scraping the old structure..shows guts and a willingness to get your hands dirty.

@Kenneth Tiedemann if you're investing in San Diego, I've had good experiences with easy street capital and aqua funding.

Example: owner bought $1 million SFH in San Francisco as primary, built 400 sq fit ADU, lives in ADU is making gross rental income STR  renting out two levels of main house, grosses $13,000 month.
