They rent a nice apartment, have a car loan on a nice vehicle, maybe student loans and at best a small amount of money in a savings account that never grows.One of these co-workers has texted me asking if I think we will see layoffs. 

Now is a great time to get ahead of this and as a landlord start thinking about a plan of action on what to do if a tenant says they can't pay the rent because of layoffs etc.

Many business owners I know are only able to provide 2 weeks pay (if even) before they have to make layoffs.

Layoffs will cause some fallout, but we wont see that for 12 to 18 months and the federal gov will do what it can to keep the numbers small.

BUT I fully expect to be lay off from my job.

We are sending an email to all our tenants to address any job layoffs or lack of funds caused by this outbreak.  

If we get lay offs that are slow to come back then maybe all classes of multis get a stress test.

I'd require some type of documentation to confirm the job layoff or whatever other situation they're going through. 

(i.e, If more employers start to lay off employees, will it cause them to miss their mortgage payments?

This is not sustainable and if it goes on beyond a couple weeks we will see massive layoffs.
